Businessowner’s policy (Property/Liability)

Our Homeowners & Dwelling Fire insurance products provide the traditional property and liability coverages needed by homeowners to protect their residence, assets, and overall way of life. With a variety of optional add-on’s and unique endorsement packages, coverage can be extended and limits increased - all at an affordable price. Together with the financial stability that comes from selecting from the most reliable carriers in the industry, the result is truly a customized and secure home insurance solution that provides peace of mind for your clients.

Policies

  • Homeowners HO 02, 03, 05

    Designed for owners/occupants of one to four family dwellings, including townhouses and row homes. Purchaser occupants, life estate arrangements, seasonal dwellings, and homes under construction will be considered.

  • Renters - HO 04

    Designed for tenants (non-owners) of a dwelling, cooperative unit, or a building containing an apartment not otherwise eligible for Homeowners insurance.

  • Condo Unit Owners - HO 06

    Designed for owners of a condominium or cooperative unit.

  • Dwelling Fire - DP 02, 03

    Designed for owners who need basic coverages with very reasonable premium

  • Special Circumstances

    In addition to standard exposures, we aim to provide a bridge for real-life situations in which the lines between business and personal insurance needs are not so neatly drawn. We will consider Homeowners coverage for:

    • Residences owned by business entities such as LLCs or corporations

    • Dwellings held for rent

    • Home-sharing services (e.g., Airbnb)

    • Residences where certain incidental business activities occur


  • Typical TIV up to $20 million for most classes

  • TIV up to $50 million for habitational, hotels, professional offices, retail, and lessor’s risks

  • NO LIMIT on square footage or number of stories

  • General liability limits up to $2M/$4M/$4M

  • Annual sales up to $20 million (higher may be considered on an individual-risk basis)

  • Building updates within the past 30 years (25/roof)


Commercial Umbrella/Excess

  • Must write underlying Businessowner’s Policy; will write over other carriers’ commercial auto (rated A or better by A.M. Best)

  • Will write over underlying limits of $2M/$4M/$4M when the class of business has less significant liability exposure and liquor liability is capped at $1milion

  • Limits up to $5 million available upon request

  • Policies issued on Symbol 7 basis (Symbol 1 available)

  • Liability up to $1 million combined single limits

  • Standard state mandatory coverages (no-fault, UM/UIM)

  • Physical damage coverage for commercial vehicles up to $250,000; private passenger vehicles up to $100,000


  • Tiered price structure with variable deviations/loss cost multipliers through our subsidiary carriers

  • Schedule rating and specialty credits (i.e., safety, drug-free workplace, managed care)

  • Safety Group Dividend Programs for automotive, restaurant, and wholesale/retail food risks

  • Individual dividends for larger policies (typically with premiums > $50,000) considered

  • Years in business/experience = > 2 (WC)

  • Max payroll $1 million ($400,000 NY) (BOP)

  • Subcontractor exposure up to 25%

  • Height exposure up to 3 stories (BOP); 2 stories (WC)


  • Protection Class 1-8

  • Joisted/non-combustible masonry or fire resistive construction

  • Annual vehicle sales < 10 (BOP)

  • Full compliance with NFPA standards for spray booths, flammable liquids, and welding

  • Years in business/experience = > 3


  • Preferred occupancy > 70%

  • Maximum student housing 20%

  • For TIV > $20 million:

    • Condo rentals less than 15% of total preferred

    • Central staion fire alarm and/or sprinkler system

    • 1-2 family dwellings considered when part of an HOA or LLC


Preferred rates (up to 40% less!) for:

  • Protection Class 1-8

  • Joisted/non-combustible masonry or fire resistive construction; frame construction considered if built within the past 20 years

  • Interior entrance or exterior when rated at least 2 diamonds by AAA

  • Sprinklered or alternative water source


For TIV > $20 million:

  • Minimum occupancy of 70%

  • Lessors’ Risk Only preferred

  • Central station fire and burglar alarm


  • Liquor receipts up to 50% for full-cooking; up to 30% all others (BOP)

  • Delivery exposure up to 50% if Hired/Non-Owned Auto is NOT on the policy; otherwise, up to 30% (BOP)

  • Off-premise catering up to 30%

  • Full compliance with NFPA Standard #96 & UL 300

  • Years in business/experience = > 3
